BPA has secured planning permission from Cotswold District Council for the change of use a disused agricultural workers dwelling to a farm shop and café. The development is located adjacent to Elkstone Studios and so will offer freshly cooked food to the occupiers of the offices, as well as the general public. It’s also set to sell high-quality fresh produce sourced exclusively from the local area.

The development will make efficient and effective use of an underutilised building, while providing additional income revenue to support a rural business, as well as creating local job opportunities and contributing positively to the vitality of a rural community.

Planning permission has been granted for external alterations to facilitate the conversion of a former doctors surgery to residential. The design and construction methods of the proposals required careful consideration due to the fact the existing building is situated on a Scheduled Ancient Monument – a very rare Bronze Age enclosure of which only 10 have been identified within the country.

To further complicate matters, the proposals also had the potential to impact upon the Cotswold Area of Outstanding Natural Beauty and the setting of a Conservation Area. However, we were able to demonstrate that the current building is negative feature within the landscape and that the proposed works would positively enhance the immediate area.

Mezzanine Pod Ancillary Building in Cheltenham

BPA has secured planning permission for the stationing of a “Mezzanine Pod” as an ancillary outbuilding in Cheltenham. 

This application involved the demolition of the existing garage to allow for the stationing of a Mezzanine Pod as an ancillary outbuilding. The purpose of this development was to create a safe independent space for a teenager with ADHD, as a place they can escape to and call their own.

Due to the quirky design of the pod, we undertook pre-application discussions with Cheltenham Borough Council which concluded positively and allowed for the progression to a householder application. The Mezzanine Pod itself is designed by a local company called My Shire Houses, which build a range of bespoke structures, priding themselves on using all-natural materials and keeping hand craftsmanship alive. Through our strong planning submission and positive engagement with the case officer, the application was approved under delegated authority.

Change of Use – Tewkesbury High Street

Change of Use – Tewkesbury High Street

BPA has secured planning permission for change of use from sweet shop to nail salon for a listed building on Tewkesbury High Street.

This project entailed the change of use from a sweet shop (A1 retail) to a nail salon (Sui Generis) including both external and internal alterations to the property. External alterations included a new shop front, new signage to the front of the property and the re-opening of the side doorway with the installation of a new door. Due to the nature of this site, careful planning and sensitive design was required in order to fulfill the clients vision and make their new premises a reality in accordance with relevant local and national planning policy.

In what has been a testing year, it’s so rewarding to help a vacant shop find a new purpose and give a helping hand to a new business starting out in the community.
