Land off Evenlode Road, Moreton-in-Marsh

 

Brodie Planning Associates are bringing forward a proposal for up to 30 new homes on land off Evenlode Road in Moreton-in-Marsh.

The purpose of this website is to allow those who live or work in Moreton-in-Marsh to have their say on the proposal before it is formally submitted to Cotswolds District Council in Spring/Summer 2026. This public consultation will run from the 16th of February 2026 till the 16th of March 2026.

Situated on the West side of Evenlode road, the Site is a 15-20 minute walk from the village centre and 10-15 minute walk to the ST Davids Church of England Primary School school. It lies within Flood Zone 1 and is therefore at the lowest risk of flooding from rivers. This site is not subject to any Landscape or ecological designations.

The proposal would deliver much-needed homes in a range of sizes and types to reflect the housing mix specified by Cotswold District Council. These will be suitable for a range of buyers including first time buyers and downsizers. 

The wider benefits associated with the proposal would include:

  • Providing up to 30 high-quality homes to address local demand in a sustainable location
  • Supporting jobs through out the construction phase
  • Off-site financial contributions towards local initiatives
  • Electric vehicle charging points for every home at the site
  • Inclusion of around 40% affordable housing
  • Inclusion of 40% green infrastructure
  • Supporting local services
  • Delivering a 10% uplift in Biodiversity.
  • An on-site surface water drainage system will be provided, taking account of climate change and flood risk.

 

Please note that, although a site layout will form part of the Outline Planning Application, it is not available at this stage of the public consultation.

The layout must first be informed by ongoing technical work such as drainage and ecological assessments, as well as the views and feedback we receive during this consultation. Because this is an outline application, a site layout is only indicative to demonstrate how the Site may accommodate the proposed number of homes.

A site layout will therefore evolve following the consultation and the completion of third-party reports, and it will be submitted as part of the formal Outline Planning Application. You will have the opportunity to comment on the layout in full when the application is submitted to Cotswold District Council.

 

 

Access

 

The detailed matter of access will be considered as part of this outline application. The applicants have instructed Hub Transport Planning to undertake the required highways works to support the application. 

The Transport Assessment undertaken by HUB Transport Planning demonstrates that the development would not have an unacceptable impact on highway safety and also would not result in a severe residual cumulative impact along the local highway network

The report also sets out that there is a good range of local facilities within Moreton-in-Marsh, that will be accessible from the site by walking along the proposed and existing footway network, as well as alternatively via the existing PRoW network. The local facilities are also accessible by cycling along NCN Route 48, in addition to the existing road network within the town, which has been determined as appropriate for cycling.

Following the conclusion of this public consultation phase, the project team will review and compile all feedback received, updating the proposals where possible to reflect the comments. The comments will be compiled in a Statement of Community Involvement which will be submitted as part of the formal application. We intend to submit a formal Outline Planning Application in Spring/Summer.
