BPA has secured planning permission from Cotswold District Council for the change of use a disused agricultural workers dwelling to a farm shop and café.

The development is located adjacent to Elkstone Studios and so will offer freshly cooked food to the occupiers of the offices, as well as the general public. It’s also set to sell high-quality fresh produce sourced exclusively from the local area.

The development will make efficient and effective use of an underutilised building, while providing additional income revenue to support a rural business, as well as creating local job opportunities and contributing positively to the vitality of a rural community.

Planning permission and listed building consent have been secured to convert a former chapel (F.1) into a dwellinghouse (C3) in the small Cotswold village of Jacks Green, Stroud.

Due to the sensitive nature of this site, a keen eye for detail was essential to the success of the proposal. Open and clear communication with other working professionals greatly aided this application as valuable contributions were made from Aboricultural, heritage and highway consultants. Although a challenging application at times, effective collaboration ensured a positive outcome for all those involved and helped to revitalise a valuable heritage asset.

BPA are delighted to announce permission has been secured for a single storey side and rear extension to an idyllic cottage located in the village of Woodmancote on the outskirts of Cheltenham.

Located within the Cotswold Area of Outstanding Natural Beauty, this project required a sensitive design that complemented the existing cottage and the surrounding countryside.  Due to its highly visible location, a careful approach was essential to satisfy all parties involved and achieve the best outcome. We worked alongside the conservation officer to deliver a scheme that fulfilled the clients vision whilst respecting the high design standards of developments within the AONB. Whilst there were challenges along the way, clear and open communication sought to remedy any issues that arose and aided the positive outcome achieved.

Set within a rural location with extensive views of the Malvern Hills, BPA are delighted to have secured permission to convert an agricultural building into a 4 bedroom house.

The site contained a 20th Century barn of steel construction and metal cladding. Ordinarily, the conversion of this type of barn would not have been acceptable as it would not have met local planning policy. We therefore used the ‘Class Q’ permitted development route to secure consent for the client and whilst we have secured permission for many homes now under this process, this was a particularly challenging case requiring a very methodical approach.

Through our strong planning submission and positive engagement with the case officer, the application was approved within the 56-day statutory period.

Permission for a beautiful bespoke greenhouse designed by Hartley Botanic has been secured.  

The construction of a greenhouse usually falls under permitted development, however due to its placement within the curtilage of a grade II listed building and its location within the local conservation area, planning permission was required. The applicant sought our assistance to rectify the invalidation letter of their previously submitted application. Our role was to submit a heritage statement that clearly assessed the level of potential harm of the proposed development on the designated heritage asset, which in this case was neutral. Once instructed by the applicant, clear communication was established between ourselves and the assigned case officer which allowed for a smooth process and a happy outcome for the client.
