The Sedgeberrow Neighbourhood Development Plan progresses to the next stage of the NDP process… Regulation 16 consultation commences.

 

Under Regulation 15 of the Neighbourhood Planning (General) Regulations 2012, Sedgeberrow Parish Council submitted its Neighbourhood Plan to Wychavon District Council on 7th June 2022. In accordance with Regulation 16, a public consultation has commenced and runs from Monday18th July to Monday 5th September 2022, during which interested parties were invited to make comments on the submitted Sedgeberrow Neighbourhood Plan to Wychavon District Council.

Sedgeberrow Parish Council undertook consultation on an earlier draft of their Neighbourhood Plan, in accordance with Regulation 14 of the Neighbourhood Planning (General) Regulations 2012, which commenced midnight on Friday 17th September 2021 and ended midnight Saturday 30th October 2021.  Comments received during the consultation period helped inform changes made to the document submitted to Wychavon District Council. The Neighbourhood Plan proposes a number of policies on future housing development, important Local Green Spaces, and flood risk.

Collating responses to the Regulation 16 consultation is the responsibility of Wychavon District Council. The responses received will be passed on to an independent examiner, who will assess them, and the Neighbourhood Plan documents to determine whether the Neighbourhood Plan meets the relevant legislation and should proceed to a Referendum.

Camp Gardens

BPA has secured full planning permission for 4no. high-quality detached dwellings in Stow-on-the-Wold.

Due to the sensitive nature of the site (Cotswold AONB and in close proximity to designated heritage assets) coupled with the sites complex and rather colourful planning history, we undertook pre-application discussions with the local authority. During which, we successfully established the principle of residential development on the whole of the site area, and sought to clarify from the council regarding the issues that needed to be addressed to secure a positive determination. The result is a cleverly designed scheme, incorporating features typical of the Cotswold vernacular with a contemporary twist.

Through our strong planning submission and positive engagement with the case officer, the application was approved under delegated authority.

We are delighted to have recently secured retrospective planning permission for a woodland glamping site in Great Gaddesden, known as The Croft Farm Escape

We first met Darren, the owner, at the Farm Business Innovation Show in November 2019 when he approached us to discuss his ‘planning issues’. He ended up being our competition winner which meant he won a free planning appraisal (and a bottle of bubbly!). While his glamping business was unauthorised at that time and located within a valued landscape, we knew we could present a robust case to justify the development.

In order to comply with rural planning policies, we demonstrated that the business was required to sustain and diversify the wider agricultural enterprise. In addition, we highlighted the benefits associated with the scheme, such as local employment opportunities and contributions to the vitality of surrounding rural businesses, which carried significant weight in the overall planning balance.

Fast forward to November 2021 and his business is not only thriving, but also lawful! We are excited to see what this entrepreneur does next

BPA are delighted to have secured permission for the construction of a recording studio with residential accommodation in the Cotswolds, which will enable the relocation and expansion of Yellow Shark Studios.

Constrained by the size of their existing premises and town centre location, our client contacted us to see if they could relocate to the countryside. Due to the nature and scale of the proposals combined with site-specific constraints (within a conservation area and the Cotswolds AONB) we submitted a pre-application enquiry, This helped establish the principle of development and guide the design to ensure the Dutch barn style building respected and enhanced the character and appearance of the area.

At application stage, we ensured the submission included robust justification in relation to the business case and how a countryside location was essential for the future growth of Yellow Shark Studios. In addition, we provided a comprehensive heritage assessment and valuable contributions were made from noise and ecology consultants, We also attended a parish council meeting which concluded in unanimous support.

Our strategic planning approach resulted in an approval ahead of the determination deadline and without any requests for amendments or additional information.

Case Type: Full planning application for the construction of 2no. dwellinghouses

Council: Cotswold District Council

Status: Approved and built out

BPA are pleased to have firstly, secured permission for the construction of two new detached dwellings with double garages and secondly, to have produced the construction drawings in the build out of this very attractive vernacular scheme. The site is located in a conservation area and in the Cotswold Area of Outstanding Nature Beauty (CAONB) wherein conserving and enhancing the character and appearance of the area and protecting its natural beauty is paramount in development proposals. At application stage, although the design spoke for its self and we received no adverse comments from the conservation office and no revisions or amends were necessary we did have other tricky planning issues to adequately address relating to access, ecology, trees and drainage. Strategies were produced for all four of these material planning matters which resulted in a timely permission being issued by the LPA (Cotswold District Council). Our strategic planning approach stood us in good stead on this and many other of our planning applications as well as extensive experience in negotiating planning permissions.
