BPA are delighted to have secured permission for the construction of a recording studio with residential accommodation in the Cotswolds, which will enable the relocation and expansion of Yellow Shark Studios.

Constrained by the size of their existing premises and town centre location, our client contacted us to see if they could relocate to the countryside. Due to the nature and scale of the proposals combined with site-specific constraints (within a conservation area and the Cotswolds AONB) we submitted a pre-application enquiry, This helped establish the principle of development and guide the design to ensure the Dutch barn style building respected and enhanced the character and appearance of the area.

At application stage, we ensured the submission included robust justification in relation to the business case and how a countryside location was essential for the future growth of Yellow Shark Studios. In addition, we provided a comprehensive heritage assessment and valuable contributions were made from noise and ecology consultants, We also attended a parish council meeting which concluded in unanimous support.

Our strategic planning approach resulted in an approval ahead of the determination deadline and without any requests for amendments or additional information.

BPA are pleased to have firstly, secured permission for the construction of two new detached dwellings with double garages and secondly, to have produced the construction drawings in the build out of this very attractive vernacular scheme. The site is located in a conservation area and in the Cotswold Area of Outstanding Nature Beauty (CAONB) wherein conserving and enhancing the character and appearance of the area and protecting its natural beauty is paramount in development proposals. At application stage, although the design spoke for its self and we received no adverse comments from the conservation office and no revisions or amends were necessary we did have other tricky planning issues to adequately address relating to access, ecology, trees and drainage. Strategies were produced for all four of these material planning matters which resulted in a timely permission being issued by the LPA (Cotswold District Council). Our strategic planning approach stood us in good stead on this and many other of our planning applications as well as extensive experience in negotiating planning permissions. Status: Appeal allowed & full costs award

BPA has secured planning permission on appeal, along with a full costs award.

Despite the advice of professional officers, the Council refused the application at planning committee due to the effect of the proposal on the character and appearance of the area.
BPA successfully argued that as the external appearance of the building would remain exactly the same as an extant planning permission, the reason for refusal could not be substantiated. The Inspector agreed and found the building to be of a high-quality design respecting the character and appearance of the locality. Accordingly, the Inspector found no conflict with the adopted Local Plan or Cotswold Design Code.

In addition to allowing the appeal, the Inspector held that the Council provided little evidence as to why it felt the development was considered to be of an inappropriate design. Consequently, the refusal of planning permission constituted unreasonable behaviour and the Council were ordered to pay the applicant’s full costs in the appeal proceedings.

BPA has secured planning permission from Cotswold District Council for the change of use a disused agricultural workers dwelling to a farm shop and café.

The development is located adjacent to Elkstone Studios and so will offer freshly cooked food to the occupiers of the offices, as well as the general public. It’s also set to sell high-quality fresh produce sourced exclusively from the local area.

The development will make efficient and effective use of an underutilised building, while providing additional income revenue to support a rural business, as well as creating local job opportunities and contributing positively to the vitality of a rural community.

Planning permission and listed building consent have been secured to convert a former chapel (F.1) into a dwellinghouse (C3) in the small Cotswold village of Jacks Green, Stroud.

Due to the sensitive nature of this site, a keen eye for detail was essential to the success of the proposal.
