Seventrees Clinic
Conversion of former healthcare clinic and single storey extension to 10no. supported living units.
Brodie Planning are pleased to announce that planning permission has been secured for the conversion of Seventrees Clinic in Plymouth to 10 supported living units.
The aim of the submission was to secure residential accommodation for a specific end-user group; people with learning difficulties and / or on the autism spectrum who require supported living accommodation.
Working in partnership with Pivotal Homes, Brodie Planning successfully justified the need for such accommodation in the area and demonstrated that the proposals were fully compliant with relevant policy.
This project was undertaken in association with Pivotal Homes Group, the client facing housing provider for supported living accommodation throughout the UK.
Pivotal provide quality housing and support services to almost 500 single vulnerable people with a variety of needs in Dorset, Devon, Cornwall and Gloucester.

This application involved the demolition of the existing garage to allow for the stationing of a Mezzanine Pod as an ancillary outbuilding. The purpose of this development was to create a safe independent space for a teenager with ADHD, as a place they can escape to and call their own.
Through our strong planning submission and positive engagement with the case officer, the application was approved under delegated authority.
Due to the quirky design of the mezzanine pod, we undertook pre-application discussions with Cheltenham Borough Council which concluded positively and allowed for the progression to a householder application.
The Mezzanine Pod itself is designed by a local company called My Shire Houses, which build a range of bespoke structures, priding themselves on using all-natural materials and keeping hand craftsmanship alive.

Waterside, Church Walk – Cheltenham

BPA are delighted to announce securing Planning Permission for a modern replacement dwelling at Waterside in Cheltenham.
Following on from the granting of a previous permission on the site, we worked closely with the clients to piece together a new application.
In the hopes of providing a bespoke, contemporary property for our clients, this application sought permission for an updated external design to the previously approved dwelling as well as an alternative interior layout.
The updated external design responds beautifully to the properties unique setting along the River Chelt, as well as meeting all of the clients day-to-day needs in terms of essential functioning as a family home.
In regards to the new design, Cheltenham Borough Council Architectural Panel concluded that “the architecture is even arguably improved as it is an updated design which reflects up-to-date styles and techniques.”

Well-Being Studio & Swimming Pool

BPA are proud to have designed and secured planning permission for an incidental outbuilding in the Cotswold AONB.
The proposal revitalises previously developed and now redundant land by providing an indoor swimming pool and well-being studio. The sympathetic design incorporates a blended mixture of traditional and contemporary details, complete with a bio-diverse green roof to allow a seamless integration with the surrounding countryside. Detailed visualisations incorporating real imagery of the surrounding landscape were submitted alongside a strong planning statement to clearly demonstrate the planning and design merits of the proposal. Subsequently, the application was approved under the 8 week determination period. Great news for all involved!

BPA has secured planning permission for the change of use of an equestrian field to a dog exercise paddock with ancillary facilities and associated works.
In April, 2021, the applicants began renting the paddock to owners who required a secure area for exercising their dogs off-lead. There was evidently a demand in the locality, as the applicants had a number of regular users and therefore wished to secure retrospective planning permission to ensure the use is lawful. The paddock can now be utilised by owners and dogs who may not want to mix with others, have special requirements, or limited access to safe green spaces. The applicant also sought permission for the retention of the shepherds hut sited in the paddock. The hut provides users with shelter from the elements in addition to tea/coffee facilities and a WC. The final element of the application sought permission for a new vehicular access point and hardstanding for the parking of 2no. cars and an associated turning area.
With the assistance of our expertise, we quickly and smoothly secured planning permission for the applicant supporting the continuation of their rural business.
